Senior Quantity Surveyor – Residential Construction | Auckland

Join a dynamic, forward-thinking residential construction team in Auckland as a Senior Quantity Surveyor. In this key role, you’ll ensure homes are priced accurately and projects are delivered efficiently – on time, on budget, and to the highest quality.

You’ll oversee cost planning, budgets, and reporting while collaborating closely with design, sales, and construction teams. Your expertise in residential development and proactive problem-solving will help drive operational excellence and client satisfaction.

Key Responsibilities

Prepare accurate pricing and material take-offs for all builds.
Review and approve job budgets before construction begins.
Support software development and process improvement initiatives.
Prepare and submit monthly reports and payment claims (Multi-unit / 3910 contracts).
Accurately price all subdivision projects within agreed timeframes.
Liaise with engineers, planners, surveyors, and councils to support subdivision consents.
Prepare and review cost budgets and contract documentation.
Ensure smooth handover from sales to the pre-construction team.
Review and update subcontractor and supplier rate sheets regularly.
Lead quarterly reviews of standard plans and pricing to ensure feasibility.
Approve progress payment draws and monitor client payments.
Provide training and guidance to Account Managers and pre-construction staff on pricing and take-offs.
Conduct debrief meetings between construction and pre-construction teams after project completion.
Maintain strong communication with consultants during subdivision processes.
Ensure compliance with the company’s Health & Safety policy across all teams and subcontractors.
